South Riding is a 2,000-acre master planned, multi-phased community in eastern Loudoun County , Virginia . Williamsburg Environmental Group, Inc. (WEG) has been involved with the project since 1994, and has performed a variety of environmental services over the years. WEG identified and delineated all jurisdictional waters of the U.S, including wetlands, on the project site. This delineation was verified by the U.S. Army Corps of Engineers (Corps). After the Corps verification, WEG worked closely with our client and their planners and engineers to develop a land plan which minimized impacts to jurisdictional waters. When a land plan was chosen, WEG prepared and obtained permits from the Corps, the Virginia Department of Environmental Quality (DEQ) and the Virginia Marine Resources Commission (VMRC). As our client has completed construction of the initial phases of the community and progressed from conceptual plans to final construction plans, WEG has obtained modifications to these permits, as necessary.
After minimizing impacts to jurisdictional areas to the greatest extent practicable, WEG designed the on-site compensatory mitigation to offset these unavoidable impacts. The 1.90-acre Phase I mitigation site is entering its fourth year of monitoring in accordance with the Corps and DEQ permit conditions. South Riding is about to start construction on Phase II mitigation, a 5.16-acre site. After County and DEQ approval, Phase III mitigation, a 3.59-acre site, will commence. Following construction, South Riding will have a total of 10.65 acres of compensatory forested and emergent mitigation.
